Realty Income are bringing forward proposals for a new retail-led development along Millennium Way, sitting between Braintree and Cressing

The Site

The proposed development is located next to Braintree’s established out-of-town retail area, close to the A120 and existing commercial uses, sitting between Braintree and Cressing along Millennium Way.
The site sits within an area already characterised by large-format retail and employment activity, making it a logical location for further retail-led development.
The site can be accessed by a range of transport modes. It is close to the A120 for those travelling by car, and Braintree Freeport Railway Station is a walkable distance, providing opportunities for staff and visitors to travel by rail.
The site is allocated for new retail provision within the adopted Braintree District Local Plan, and the proposals are aligned with that allocation.

Our Proposals

We are proposing a high-quality, sustainable redevelopment that will: 

Reinstate a full building on the site, removing the unattractive, part-demolished structure 

Retain the car showroom at ground and lower ground levels (680 sqm NIA) 

Deliver five upper floors of modern office space (1,780 sqm NIA) with terraces and amenity space 

Provide an active, engaging frontage to Old Brompton Road with improved public realm and landscaping 

Use high-quality materials such as red brick and terracotta, drawing inspiration from the surrounding area’s architecture 

Achieve BREEAM Excellent sustainability standards and meet London Plan energy targets 

Supporting the Local Economy

The proposed scheme will create new jobs within the construction period and in the operation of the future units, helping to support Braintree and Cressing’s local economy and reinforce the area’s role as an important employment location. The scheme will attract investment, increase activity, and generate long-term economic benefits for the area.
It could also inject approximately £4–7 million in annual wages into the local economy.

New Destination at Millennium Way

The proposals seek to deliver a high‑quality, retail‑led scheme within the established commercial area along Millennium Way, which sits between Braintree and Cressing and already accommodates a mix of larger‑format retail and employment uses.
The plans include nine units in total. Negotiations with potential tenants are still ongoing but the units are likely to comprise of retail uses such as a discount food store, DIY operator & adjoining garden centre, and a drive-thru unit, amongst others.

The site benefits from strong connectivity. It is located close to the A120 for those travelling by car and within walking distance of Braintree Freeport railway station, making it accessible for customers, staff and visitors arriving by different modes of transport.
